What are the requirements to become a California Real Estate Agent? |

To become a California Real Estate agent you must:

Be at least 18 years of age. |
| - |
Be a US Citizen or lawful permanent resident. |
| - |
Show proof of residency in any state in the US. |
| - |
Not have been convicted of a felony or crime involving moral turpitude. |
| - |
Not have had a real estate application of license rejected or revoked in any state within the past 2 yrs. |

Satisfy experience requirements and submit logs. |
| - |
Submit application, transcripts, experience logs and appropriate fees to the Board. |

Complete and pass the state approved 45 hour Real Estate Principles, Real Estate Practice and one course approved by the DRE of your choice. |

Yes. This course requires a school exam with a passing grade of 70% or better. After passing the test you will be eligible to set an appointment to take the State exam to become licensed. The state exam must be passed with a grade of at least a 70%. The fee for the state exam is $75.00. |

The CA Department of Real Estate requires every new real estate licensee to complete a Real Estate Practice course and one DRE approved course of your choice within 18 months of obtaining their license if they have not already done so prior to obtaining their license.
In addition, every licensee must take a minimum of 12 hours of continuing education for there first 4 year renewal cycle. The 12 hours must include at least four DRE-approved, 3 hour courses in the subjects of Ethics, Agency, Trust Fund Handling and Fair Housing.
For the second renewal and thereafter all salespersons are required to complete 45 hours of CE every four years to keep a license current. The 45 hours must include at least six hours covering the topics of Agency, Ethics and Professional Conduct, Trust Fund Handling and Fair Housing. |

The initial fee to apply for a real estate license is $170.00 for a conditional license (have only completed Real Estate Principles only) and $145.00 for a salesperson license (have completed Real Estate Principles, Real Estate Practice and one DRE approved course of your choice). |

Most states require real estate sales professionals to be licensed by the state, so that they can control education and experience requirements and have a central authority to resolve consumer problems. The terminology used to identify real estate professionals varies a little from state to state. Brokers are generally required to have more education and experience than real estate salespersons or agents.
The person you normally deal with is a real estate agent or salesperson. The salesperson is licensed by the state, but must work for a broker. All listings are placed in the broker's name, not the salesperson’s name. A broker can deal directly with home buyers and sellers, or can have a staff of salespersons or agents working for him or her. |
